I hate texting, sure it may have it's place, like if you want to say something discreet in a crowded environment. But other than that, to me it just sucks. How much easier is it just to hit speed dial and say, pick up a pizza on the way home?

We rented our mobile home to a younger woman, a basketball coach. She has only been there one month and my wife hates her and wants her gone. She intends to boot her right after the 4 month lease expires. She obviously likes her middle school basketball team and has them over, a lot. Teenage girls spend the night there a lot, parking in the yard and making noise. Our rottweillers bark at them a lot. They are on our well pump which wasn't made to support 6-7 adults and the showers make our electric bill go up. Anyway, my wife hates her.

I lost her phone number and was glad as she loves to text and I don't. She can rapid fire them off faster than you can read them. It went from winter to summer in one week. The AC wasn't hooked up yet but the man was on standby. Anyway, she sends a text about how hot it was. I called the AC man and he said he could be there Monday. Well i work Monday and wouldn't be there to let him in. So, I hit "Reply" and sent another text. She texted back saying she would be home between 5-6. I called the AC man back and set it up, then texted her back and got no reply.

I thought I'd better give her a heads up. I know what a pain moving is, so I thought I would warn her about all of the traffic before my wife went ballistic. I hit "Reply" one more time and said, "Do you have an email address? I really need to talk to you." the next morning I had a reply, "Who is this? I thought "what an idiot. Here comes the clincher.

I get a voicemail from a guy that sounds just like me, "Hey, this is Phillip" (same name as mine) please call me, I'm in a bind." the next one was from someone else, "Hey you pervert, I don't know what you want with my 14 year old daughter, but if I catch you out of that yard, I'm gonna kick your ass." The next one was from Phillip again, "Please call me, this is getting bad."

I called him last night, my phone had been in the other room. He said that a text message had been sent to a guy's 14 year old grand daughter wanting to email her. The grandpa called the number back and got my recording. He knew the other Phillip and we sound just alike. He went over there wanting to kick his ass. together we figured out that my tenant used her cell phone to text me (maybe hers was charging up). It couldn't have been a miss dial on my part because I just hit "reply". The text was intended for the teacher, not the student.

All of this BS could have led to a shooting here in this part of Texas and could have been avoided if she had just called instead of texted.

What you need in your rental is a nice retired person who just wants to get away from the hustle & bustle of city life. Next time, get to know a little more about your renter. Ask for references!

We always wanted a retired couple from the beginning and will go back to that as I told her to move out yesterday. She refused to even call the other number to see if it was one of the girls that were there, got pretty snippy about it and said "Do you want me to move? I can be out by this weekend."

All of this in text, of course and I replied "Yes, we rented to a single mother with two small children. Your boyfriend moved in and there are a lot of people in and out. The rottweilers are still pups now, but they will be big and very protective real soon." She and my wife also shared text messages that got pretty testy. She was right there in the mobile, she just doesn't have the nerve to talk to you in person I guess.

We downloaded a rental agreement that covers everything and were going to get her to sign it this week before all of this happened, she knew about the agreement. It covers overnight guests, load parties, the number of people actually living there and a lot of other things. There is an addendum page where you can add things like excessive water use (like a swimming pool) because as I said, a generic well pump isn't designed for 6-8 adults. She has her own meter but the well pump is run from ours, there is no way to divide that. The water is free actually, it's just the electricity and wear and tear on the pump.

We were just so anxious to get it rented because we were broke investing all of the money into it and the land, the utility hookups, the septic tank and so on. I did the numbers on Turbo Tax last week and was stunned. After buying the mobile for a rental unit and going through the bank statements and credit card charges I showed a $26,000.00 loss last year. My refund is just over $18,000.00 which scared me so bad I called my financial planner, he will go over it with me to make sure it is all correct. Turbo Tax doesn't screw up, so if we efile and get that much back, we can really take our time choosing the next tenant and wait for a retired couple or person.
